JOB SUMMARY Repairs and maintains machinery and mechanical
equipment in accordance with diagrams, sketches, operation manuals
and manufacturer's specifications using hand tools, power tools and
precision measuring and testing instruments.Strives for superior

RELATIONSHIPSResponsible To: Director of Facilities Services
Maintenance Supervisor Workers Supervised: None
Inter-Relationships: Maintenance personnel, personnel from other
departments, patients, visitors, internal and external
customers.PRIMARY JOB RESPONSIBILITIES
- Carries out specific duties in his/her skilled trade as
assigned by the Director of Facilities Services or Maintenance
Supervisor. a. Electricians will: i. Perform electrical
installations, run conduit and do electrical trouble shooting. ii.
Repairs/replaces switches, receptacles and other electrical
components. iii. Repairs/replaces light fixtures. iv.
Repairs/replaces all elements of the electrical distribution
system. v. Performs scheduled preventive maintenance on all
elements of the electrical distribution system. vi. Maintains
current electrical license. b. Plumbers will: i. Perform plumbing
installations, repair and replace bad lines, clean plugged drain
lines and trouble shoot plumbing problems. c. Carpenters will: i.
Build countertops and cabinets, hang doors, repair or replace door
closers, latches and passage sets. d. Paperhangers will: i. Remove
wallpaper, paint walls and trim, hang wallpaper. e. Refrigeration
technicians will: i. Install ice makers and air conditioners, will
trouble shoot refrigeration problems and make repairs as necessary.
ii. Monitor and adjust components of all Johnson Controls systems
including Metasys system. iii. Perform scheduled preventive
maintenance on all HVAC systems, Johnson Controls system and
refrigeration units. iv. Repair/replace HVAC systems and
components. v. Repair/replace refrigeration systems and components.
vi. Maintain current EPA certification for all types of equipment
(Universal) f. Electronic technicians will: i. Install nurse call
systems, repair and install P.A. systems, trouble shoot and repair
anything electronic in nature.
- If work load is light in the skilled trade area, performs
general maintenance work as assigned: a. Observes mechanical
devices (pumps, engines, motors) in operation and listens to their
sounds to locate causes of troubles. b. Dismantles devices to gain
access to defective parts. c. Repairs or replaces defective parts.
d. Lubricates and cleans parts. e. Starts devices to test their
performance. f. Performs miscellaneous plumbing, pipe fitting, and
carpentry, electrical, painting and mechanical work. g. During the
winter season, shovels snow from walkways and/or plows the hospital
parking lot.
- Demonstrates knowledge of, and supports, hospital mission,
vision, value statements, standards, policies and procedures,
operating instructions, confidentiality standards, confidentiality
standards, corporate compliance plan, customer service standards
and the code of ethical behavior.DEPARTMENTAL AND ADDITIONAL JOB
RESPONSIBILITIES
- Sets up tables and chairs in meeting rooms. 2. Restrains unruly
patients and/or visitors. 3. Performs preventive maintenance as
assigned by the Director of Facilities Services. 4. Other duties as
assigned.JOB SPECIFICATIONSEDUCATION
- High School diploma or GED is required. 2. May be required to
hold a valid local or state license in specialty.EXPERIENCE
- Must have some trade or vocational school or background, and at
least one year of experience in his/her particular trade. 2.
Certified Healthcare Mechanic is preferred. 3. Must be able to pass
the exam for local or state license if required.ESSENTIAL PHYSICAL
ABILITIES/MOTOR SKILLSThese physical requirements are not
exhaustive and additional job related physical requirements may be
added on an as needed basis. Corrective devices may be used to meet
physical requirements. 1. Sedentary Work: Frequently required to
stand, kneel and crouch. On a daily basis may be required to move
about, sit, climb stairs and bend. Is frequently required to lift
and carry up to 20 lbs. May be required to push/pull/carry items
between 20-100 lbs. 2. Vision: Requires the ability to perceive the
nature of objects by the eye. Near acuity: Clarity of vision at 20
inches or less. Midrange Acuity: Clarity of vision at distances of
more than 20 inches and less than 20 feet. 3. Motor Coordination:
While performing the duties of the job, it is required to regularly
perform functions that include using hand and finger movement,
handle or feel objects, be able to use tools or equipment that
requires reaching with hands and arms. Must be able to travel
independently throughout the hospital; access patients/families
including areas confined by space and/or equipment. 4.
Speaking/Hearing: Ability to give and receive information through
speaking and listening. 5. Must be able to handle tools, organize a
number of daily tasks, maintain safe work habits and complete
written work performed, including preventive maintenance records.
6. Must be able to use a personal computer to track work orders,
check status of HVAC and operate other maintenance software
programs.ESSENTIAL TECHNICAL ABILITIES
- Proficiency using modern office, computer and telephone
equipment as used by Memorial Healthcare. 2. Fine hand/eye
coordination required to perform small device repairs. 3. Ability
to safely operate mechanical and electrical powered tools. 4.
Ability to grasp small items and use hand tools simultaneously. 5.
Must have a valid Michigan drivers license.ESSENTIAL MENTAL
ABILITIES
- Ability to adapt and maintain focus in fast paced, quickly
changing or stressful situations. 2. Ability to read and interpret
a variety of documents including, but not limited to policies,
operating instructions, white papers, regulations, rules and laws.
3. Ability to comprehend and follow both verbal and written
instructions. 4. Ability to work under stress, interruptions and
tight deadlines. 5. Must have independent judgement to determine
how to function in an emergency situation. 6. Ability to coordinate
work load and follow-through to completion, including documentation
of completed repair and preventive maintenance work orders. 7.
Ability to understand mechanical equipment operations and
repair.ESSENTIAL SENSORY REQUIREMENTS
- Able to see for the purpose of reading information received in
formats including but not limited to paper, computer, reports,
bulletins, updates, manuals. 2. Able to hear for work-related
purposes. 3. Able to smell smoke to respond appropriately in an
emergency situation. 4. Correctable hearing equivalent to less than
25% less is necessary in order to discern various sounds that will
assure safety of the physical plant, equipment and occupants. 5.
Able to identify hot and cold. 6. Able to effectively communicate
with co-workers, other employees, patients and visitors. 7. Vision
correctable to 20/40 is necessary, includes color and depth
perception, and peripheral field of vision.INTERPERSONAL
SKILLS
- Ability to interact with co-workers, hospital staff,
administration, patients, physicians, the public and all internal
and external customers in a professional and effective, courteous
and tactful manner, at all times, physically, verbally and in all
written and electronic communication. 2. Required to remain calm
when adversity is encountered. 3. Open, honest, and tactful
communication skills. 4. Ability to work as a team member in all
activities. 5. Positive, cooperative and motivated attitude.
